Cello Tower: Your Safe Harbor In Investment

In today’s fluctuating market, real estate remains an attractive investment. This is especially true when compared to the volatility of equity markets. Cello Tower offers a unique opportunity to secure your investment with some fantastic benefits. What are they?

  • Lower Initial Investment: You can control your purchase with only a 20%-25% deposit, making it accessible. And manageable.
  • Interest Earnings: While your deposit is held in escrow, you continue to earn interest (until it gets released to the developer around Spring 2025).
  • Inflation Hedge: Real estate is one of the best hedges against inflation. This helps ensure that your money retains value over time.
  • Pre-Construction Pricing: By locking in your purchase today, you secure a price that could have the chance to appreciate by the time Cello Tower is completed.

Of course I nor the developer can guarantee that you will make equity. I wish I had a crystal ball! I would have seen 2008 coming 🙂

Filling A Gap In Sin City’s Skyline

For over a decade, there hasn’t been a new residential high-rise added to the Las Vegas skyline. In fact, there hasn’t been a residential-only high-rise since the completion of Veer Towers and Waldorf Astoria. When was that? Way back in 2009 and 2010. That’s a long time to wait! But Cello Tower is about to change that. Origin at Symphony Park is filling a gap in the market. How is that? It offers modern, luxurious residences at a more affordable cost per square foot compared to renovating older buildings.

  • Market Gap: With most high-rise condos in Vegas being built around 2004, many of the existing options are outdated. Cello Tower offers a fresh, contemporary alternative.
  • Cost Efficiency: Renovating an older unit can cost up to approx. $1,982 per square foot when you factor in resale prices and renovation costs. Quite a bit! In contrast, Cello Tower offers new, luxury living for an average of approx. $1,145 per square foot (as of pre-sales), providing not just affordability but value!

These tidbits highlight why Cello Tower is such a game-changer for the Las Vegas real estate market. And why I talk about it so much.Diagram outlining the purchase process timeline for Cello Tower, including steps from reservation to completion.

The Cello Tower Purchase Process Timeline

The purchase process can sometimes feel overwhelming. However, Cello Tower, it’s straightforward and well thought out. The timeline is designed to give you peace of mind. As well as ensure that every step is clear. Here’s how it works:

  • Today: It all starts with locking in pre-construction pricing by signing a Reservation Deposit Agreement (RDA) and putting down a $10,000 Earnest Money Deposit (EMD). This secures your spot at Cello Tower. Easy.
  • Fall 2024: You’ll transition to a purchase-sale agreement (PSA). At this point, you’ll provide the balance of your EMD, which will be 20% to 25% of the purchase price. This goes into an escrow account to earn interest.
  • Spring 2025: Your EMD will sit in escrow until it’s bonded, meaning it’s protected by an insurance bond. During this time, you earn interest until the EMD is released to the seller. The interest earned is credited back to you at the Close of Escrow (COE).
  • Winter 2026 – Fall 2027: They’re looking at this timeframe for the estimated completion and COE. This is when you get to move into your beautiful new home at Cello Tower!

This timeline is designed to make sure you’re informed every step of the way, making sure your decision to own a luxury condo at Cello Tower is transparent.
