One of the most essential aspects of having your own real estate representation is avoiding Dual Agency. For instance, did you know that when you walk into a new home community, you (most often) sacrifice your right to your own representation? After 30 years in the business, I still wonder how buyers could be so uneducated on this FACT. As of 2023, dual agency is illegal in the following states:

This includes helping you through paperwork, inspections, and legal formalities (although Realtors cannot practice law). When it comes to legal matters, they can also recommend competent attorneys.

Q: I’m worried about dual agency. Is it ALWAYS dangerous?

A: Dual agency occurs when the same real estate agent represents the buyer and the seller in a transaction. It can be bad for both parties. For instance, let’s say you list your home with an agent. And that agent finds a buyer. That would be good, right? As long as the agent was neutral. However, there’s the prob. NEUTRAL. When an agent is on your side only, it feels pretty good ?

Q: I don’t real estate agents. How can I know if I’m working with a good one?

A: Look for an agent with a proven track record of success and positive client reviews. You can also ask for references and check their credentials.

Q: I’ve heard that buying a home is a stressful process. How can a real estate agent help me reduce stress?

A: Many times, I tell my clients to let me, as the pilot, be the pilot. You will need to put on your seatbelt. Also, there WILL be turbulence. A real estate agent can handle all the details of the home buying process, from scheduling showings to negotiations, so that you can focus on finding your dream home. They can also answer any questions and provide guidance and support along the way.
