Hey there, fellow real estate enthusiasts! As a self-proclaimed stat nerd, I can’t help but keep an eye on the latest activity Dragon Rock. And here I am, yet again, ready to dish out the numbers and compare stats. This time, I’ll compare early November 2022 to mid-February 2023, so grab your calculators and let’s dive into the data. I’ll try to keep it as fun and exciting as possible. After all, who doesn’t love a good graph or chart?

What I’m most excited about is how inventory continues to shrink in the Las Vegas and Henderson markets. For those who are new to my website, I’ve been tracking inventory since before the big correction in April. Well, I’ve been tracking inventory for 35+ years but you know what I mean. I’ve been paying close attention as of late due to the correction. I was BRUTAL on sellers back in July and August. Yet, here I am, feeling much more, let’s say “balanced”.

In November 2022

I did my last update regarding Dragon Rock homes for sale in November of 2022. Back then, when I looked on the Multiple Listing Service, I found seven homes on the resale market. It’s important to note that the decline in inventory was already happening in Vegas and Henderson at the time I wrote the blog. Also, Dragon Rock is a very high-end, small community. It almost has its own mini market if you will. I mean that in the sense that it’s too small of a sample size to take too much data from. Smaller communities can also look healthier or unhealthier than they really are too. How? By one simple big sale closing. Or one overpriced property sitting on the market for a year.

Comparing Real Estate Statistics For The Community Of Dragon Rock

Out Of The 7 Listings In November

  • Prices were between $5,135,396 and $25,000,000
  • Square footages ranged from 5,970 to 14,005
  • Price per square foot averaged approx. $1,657.71 per square foot
  • Average days on market was 219 days

As Of February 18th, 2023

  • There are 7 homes for sale in Dragon Rock
  • Prices ranged from $5,550,005 to $21,500,000
  • Price per square foot ranged from $765 to $1,681.92
  • Average days on market was 138 days
