Is Building A Pool Worth It?
I absolutely adore my pool. With that out of the way, have you ever wondered, “How will a pool affect my home’s appraisal value?” Some factors include:
- Pool design and cost
- Local area climate
- Pool to no-pool ratio
Please consider that in a moderate climate area in the US, a 14×28 swimming pool can add approximately 5-8% to a home’s appraised value. Spas about 5k.
Pools &Appraisals – 3 Things To Consider
While there are more factors, I want to stick to these primary issues.
- Over Doing It
Over my long career, I’ve witnessed multiple $100,000 – $120,000 swimming pools appraise for a mere $15-$30k over comparable sales to homes with basic in-ground pools.
- The Climate
A Nebraska pool home probably isn’t as desirable as a pool home in Summerlin, Some buyers back east will even fill-in pools.
- The Subdivision
The more homes a neighborhood has? The overall more valuable the neighborhood tends to become.
Seeking A-List Real Estate Representation In Sin City?
At the end of the day, it’s my opinion that if you’re going to design and build a pool, do it for yourself. When you go to resell, hopefully the pool will help your home stand out from the competition.
