Hey everyone, it’s me yet again! Who’s me? Las Vegas luxury real estate broker, Lynn Stringer. In today’s LUXE BLOG, I’m here to give you the inside scoop on what luxury buyers want in 2023. I’ve been out here seeing many new projects including the new Four Seasons Private Residences Las Vegas. With the advent of the internet, it seems EVERYTHING is more competitive. To sell your luxury home, pretty interiors are no longer enough. These days, buyers are looking for something special. Without wasting any time, let’s dive into the features that will make your property stand out in this current day and age.

Important Features – Part 1

First off, luxurious bathrooms are a must for any luxury home. Think spa-like bathrooms with lava stone or marble tiles, wooden accents, and rain showers. And if you want to go the extra mile, add in-floor heating and adjustable lighting. Trust me, this is a big thing these days.

Entertainment rooms are a game-changer in luxury homes. Home theaters and game rooms are excellent additions allowing luxury buyers to enjoy entertainment from the comfort of their homes. And you might even get some friends over to enjoy it with you!

Location, location, location. A good location is essential in luxury real estate. Luxury buyers gravitate towards affluent neighborhoods with excellent infrastructure, green areas, and outstanding schools. And let’s remember privacy is a top priority for luxury buyers.

Now, let’s move on to one of my personal favorites – exterior spaces. A well-maintained outdoor space is no longer a luxury; it’s a necessity. You’ll want a big backyard with a built-in grill and drinks fridge to impress your guests. And, of course, who can forget about having a pool and hot tub? If the spa has views of The Strip? Even better.

Technology. Smart homes are all the rage; luxury buyers want in on the action. Smart refrigerators, intelligent lightbulbs controlled by a phone or computer, and other high-tech appliances are becoming increasingly popular in luxury homes. It might be a bit pricey, but buyers of Las Vegas luxury real estate are willing to pay for it.

Luxury buyers have a lot of valuable belongings, and they need a safe and organized space to store them. A state-of-the-art walk-in closet with lighting strips and specialized shelves for shoes and bags is a must. And no plywood allowed – high-quality hardwood materials are the way to go.
