As an owner of a pool home in Las Vegas myself, I’m excited that spring is coming. After a cold winter, all of us who own pool homes in Las Vegas are looking forward to summer’s heat. The heat can be unbearable sometimes, but it also means that our pools will soon, once again, be begging us to jump in and cool off.

As any regular reader of LUXE BLOG knows, I post ongoing inventory updates for homes for sale in the Las Vegas Valley. This includes buildings such as Veer Towers, One Queensridge Place, and master-planned communities such as Summerlin, MacDonald Highlands, and Seven Hills.

Today, I will look at all single-family homes for sale in Summerlin priced between $600k and $800k. I like to do random looks into the market like this as they allow me to keep my knowledge of Las Vegas real estate ON POINT. These random peeks into the market provide a unique look into trends, price-per-square-foot costs, and much more.

As of Feb. 26th, 2023, There Are 20 Summerlin Pool Homes For Sale Priced Between 600-800k

As Of February 26th, 2023

  • There were 20 Summerlin homes for sale (600-800k) with a pool
  • 8 of the properties were under 700k
  • Average price-per-square-foot was $295.45 (good data to know)

Basically, there are not a TON of listing on the market in the hyper-niche sample I pulled. But 20 isn’t what I would call LOW. It just is what it is, kind of like I pointed out in the Las Vegas Valley Real Estate Market Update I recently posted.

Anyone who has been reading LUXE BLOG for some time knows that I pull ZERO punches with opinions on the market. My job as a Realtor is to protect my clients. That said, I like what I see in this price range. Additionally, I feel an average price-per-foot of $295.45 seems about right.
