SFR Listings In The Ridges

Welcome back! A few weeks ago, I did an inventory update for ALL listings for sale in The Ridges (including townhomes and single family homes). And while I plan on sharing sales comps soon, I wanted to first focus on just single family homes. The reason why is to take a good look at the data for just SFR. I want to point out that this is an awkward year for real estate. Election years are NEVER great. Add high inflation and high interest rates? You have a recipe for a slow market. With that said, properties in communities such as The Ridges still sell. Why is this? Wealthy people can pay cash. Also, crypto has been doing very well so that has helped. And while I as a 35+ year broker NEVER predict markets, what I will say is that short of a Black Swan type of event (could happen), those expecting major price drops in high-end Vegas communities could end up being disappointed. On top of that, once rates do drop, it could send the market into a strong seller’s market. Only time will tell, I’m simply here to provide helpful info.
